Buying & Financing

Can I buy with less than 20% down?

Some financing options allow a smaller down payment. Eligibility, mortgage insurance, payment and cash requirements vary; a licensed lender must confirm the options for you.

Plan your financing →
What is cash-to-close?

It is the amount you need to bring to closing after deposits, credits and adjustments. It generally includes your down payment, closing costs and prepaid items. Your lender and closing provider confirm the final figure.

Understand cash-to-close →
Is pre-approval the same as final loan approval?

No. Pre-approval is an initial lending assessment. Final approval depends on underwriting, updated documents, the property, appraisal and any remaining loan conditions.

Review the purchase steps →
How should I compare renting and owning?

Compare upfront cash, full monthly ownership costs, maintenance, your time horizon and flexibility—not rent against principal and interest alone. Buying is not automatically the better next step.

Compare the true cost →

New Construction & Builder Incentives

What is a builder incentive?

An incentive may be a closing-cost credit, financing subsidy or included upgrade on selected homes. It varies by builder, property and buyer qualifications. Get eligible costs, lender conditions and deadlines in writing.

What is a temporary versus permanent rate buydown?

A temporary buydown subsidizes payments for an initial period before they rise to the scheduled level. A permanent buydown pays upfront points to reduce the note rate for the loan term. Have a lender compare cost, qualification and later payments.

Compare incentive terms →
Do I need my own agent when buying from a builder?

Consider dedicated representation: the builder’s sales team represents the builder. Discuss services, buyer-broker agreement and compensation with your agent, and confirm registration requirements before your first visit.

Before you tour a builder →
Are new homes always cheaper, and do they have warranties?

New homes are not always cheaper than resale. Compare all-in payment, cash, fees, condition and timing. Warranty coverage and exclusions vary by builder; review written terms rather than assuming everything is covered.

Compare new construction and resale →

Selling

When should I list my home?

The right timing depends on your goals, local comparable sales, preparation costs, carrying costs and next move. Review a property-specific plan instead of relying on a universal best month.

Plan your sale →
Can I sell my home as-is?

Sometimes. An as-is approach can reduce preparation work, but buyers may account for condition in their offers. Disclosure obligations still apply; compare likely proceeds, timing and contract trade-offs.

Compare selling paths →
What are net proceeds?

Net proceeds are the sale amount remaining after mortgage payoff, selling costs, fees, credits and other applicable expenses. An estimate is not a guaranteed final settlement amount.

Use the net-proceeds worksheet →
Should I renovate before selling?

Not every project returns its cost. Compare repairs, presentation improvements, time and buyer expectations for your property. Prioritize necessary work and review options before committing to a major renovation.

Prepare your home thoughtfully →

Veteran Buying

Can a VA loan be used for a newly built home?

Potentially, when borrower, loan and property requirements are met. Construction status, appraisal and lender conditions matter. Confirm the specific home with a VA-experienced lender.

Explore veteran resources →
Can VA loans offer no down payment?

Eligible borrowers may qualify, subject to appraised value, entitlement and lender requirements. Closing costs and prepaid items can still require cash. No down payment is not a guarantee of no cash-to-close.

Understand the conditions →
Is the VA funding fee always required?

A funding fee may apply, but some borrowers qualify for an exemption. It is not automatically waived for every veteran. VA and your lender must confirm your status and the applicable terms.

Review funding-fee basics →
How do I get a Certificate of Eligibility?

Explore the COE request process on VA.gov or ask a lender to help obtain it. Required documents depend on your service history. The COE indicates benefit eligibility; it is not loan approval.

Find official VA sources →

Relocation

Can I buy a home from out of state?

Yes, a purchase can be coordinated remotely where services are available. Plan representation, tours, inspections, financing and closing requirements early. Verify the property rather than relying only on photos.
